What to Expect.

01 Let’s Chat!                

Are you buying your land or do you own it?  When did you purchase it?
How much did you pay for it?
Do you have a budget and plans?   What is the construction going to cost?
What type of home are you planning to build?
Discuss draw process

 

02 Prep Time!

Here’s what we need to get your loan review underway:

  • Paystubs – copy of most recent 30-day period

  • W-2s – copy of last 2 years’ forms

  • Tax Returns – Copy of previous 2 years’ federal tax returns (all pages)

  • Copy of IDs – Social Security Card and Driver License

  • Copy of Settlement Statement from land purchase

  • Copy of Warranty Deed & Survey

03 Application Process

Go to www.pinnbanktx.com to complete an online application or contact Kristie to complete one with her over the phone!

Once we have your signed application, we will pull a credit report to submit with all the other documents for review.  (If you have a hold on your credit report, it will need to be removed prior to us pulling a report)

 

04 Review and Approval Process

Once we are at this stage, a global cash flow analysis will be prepared, and project details will be reviewed by Kristie and her local lending committee. 

When approval is granted, I will give you a call with the great news!

 

05 Let’s get Closed!

Now that we have approval, we will need a couple more things:

  • Executed construction contract

  • Name, address, phone number and contact person for the title company you wish to use
