Frequently Asked Questions

  • While John Hunter Home Builders primarily builds spec homes in Johnson County, Parker County and Wise County, TX, we will entertain building a “Build on your land” home in the same counties. We will need to inspect each location before we can make a commitment to build. We are always looking for developed acre (+) lots, so our home building projects may move around in each county.

  • The senior leadership team of John Hunter Home Builders collectively has over 100 years of construction experience. We have the skill set, knowledge and expertise to build most any style of home. However, to maintain cost controls and offer our niche product, we have narrowed our offering and exclusively build our Silver Series, Gold Series and Platinum Series homes. We offer a variety of upgrades, packages and finishes, but mainly build with our pre-selected “Traditional”, “Texas” or “Farmhouse” finishes. Each package will determine style, colors and finishes.

  • Home building is not an exact science, therefore there is not an exact timeline to construction. Each home site comes with many variables, such as: location of home site, complexity of construction, backlogs and timelines of contractors, material availability, etc. We typically build our Silver Series homes in 5 – 6 months and the Gold Series and Platinum Series in 6 – 7 months.

  • Choosing the right lender is critically important. Lending can be a fairly complex step in the home buying and building process. John Hunter Home Builders builds exclusively in rural areas of Johnson County, Parker County and Wise County, TX and rural construction is different than traditional, in-town construction. Not all lenders have experience in the individual factors involved with each step of the rural construction process. Saying that, we will work with all lenders, but we must vet the lender to confirm they understand the rural construction process. We highly recommend and encourage our customers to consider working with one of our proven Preferred Lenders to simplify and expedite this process for all parties involved. Please see our “Lenders” tab at the top of the page.

  • Yes, John Hunter Home Builders offers what is typically referred to as a 2/10 warranty, which we actually refer to as a 1/2/10 warranty. 1-year workmanship warranty, 2 year systems warranty and 10-year structural warranty. Please see our “Warranty” tab at the top of the page.

  • If our customer uses one of our preferred lenders, John Hunter Home Builders will pay for the customers title policy and survey. This is typically a $3,000 to $4,000 value depending on the sales price of the home.

  • Pricing of a new built home is a complex process. There are many variables that must be determined; fixed material costs, location of construction, covenants, codes and restrictions, set-backs, driveways (type, length and width), water supply, electricity supply, sewer/septic, finishes, upgrades, company overhead, etc. At John Hunter Home Builders, we keep our overhead low and with our job costing processes, we know and understand that every dollar counts. We price our homes at affordable and fair margins to create the best value for our customers. We know that “Building for your lifestyle” is more than our company slogan, but a commitment to our customers. This includes affordable and fair pricing. You will not be disappointed. Saying that, our price is our price and we do not negotiate. We do not price up to play the negotiation game.
